What’s the difference between a renovation and refurbishment?

Buying a building, whether a home, or business premises, is probably one of the most expensive investments you will ever make. Taking care of that investment in terms of maintenance, potential renovations and refurbishments, can make all the difference between adding value or losing money.

Here at Ultimate Home Improvements we are often asked what are the main differences in us carrying about a renovation, compared to a refurbishment.

Firstly, it’s important to make the right decision between the type of project you undertake. It can mean the difference between spending more money than you need or making compromises to the home of your dreams.

Renovations usually involve substantially changing the structure, such as altering the floor layout; removing or replacing a defective section, such as a chimney breast; or adding an extension or conversion.

A renovation may be necessary if a property needs to meet new building regulations. For example, many commercial buildings needed to amend their entrances when the Disability Discrimination Act 1995 came into force. Businesses are required to make reasonable adjustments, such as adapting premises, removing barriers…so disabled people can access the services inside.

As we become more knowledgeable about long term effects of some historically used building materials and increasingly environmentally aware, requirements change. Some local authorities set specific boundaries on what materials can and can’t be used or must be replaced. Listed buildings have complex and stringent regulations on what can and can’t be done.

Refurbishments tend to be less intrusive and are concerned with the repairs or restoration of the appearance and condition of your building. This may involve plastering a wall, decorating a room or fixing a troublesome item or area, such as replacing a window unit suffering condensation.
